Ask for the contractor's license number, then verify it is active, matches their business name, and covers the type of work you need. Also verify their insurance is current.

A solid contract should include detailed scope of work, materials specifications, total price with payment schedule (never more than 10-15% upfront), start and completion dates with delay penalties, change order process, warranty terms, permit responsibilities, and dispute resolution process.
